KYE Property Transaction Authority Console™

Let AI help on the matter. Keep every step under a named conveyancer you can replay.

Conveyancing is regulated casework where one un-checked step can hold up a chain or breach an anti-money-laundering duty. Firms are putting AI agents to work across the file — triage, fact-find, search review, drafting. KYE Property Transaction Authority Console™ sits between the AI and the matter and decides, at the moment of each step, whether that AI-assisted action may proceed, under whose authority, and with what evidence on the record.

What it is

A governed authority layer for AI in property transactions.

  • Transaction-step admissibility. Every AI-assisted step — instruction, due diligence, search review, enquiry, exchange, completion, registration submission — is admitted only when a step-admissibility decision is recorded: which agent, which step, the intended action, and the authority under which it proceeds. No recorded authority, no step.
  • Source-of-funds evidence. Before any AI-assisted step moves a matter toward exchange or completion, the matter must carry recorded client due diligence and source-of-funds evidence as a replayable Evidence Pack™. The console refuses the step otherwise and routes it to the responsible conveyancer.
  • Named-conveyancer sign-off. An AI-assisted step that finalises a consequential point stays advisory until a named, accountable conveyancer records sign-off. The accountability is personal and named — it never transfers to the AI.
  • Replay from public keys. Every governed step carries its bound chain (step record / source-of-funds evidence / authority decision) and an ed25519 signature against the firm’s published keys, so an auditor can reconstruct the AI-assisted portion of the file offline.
Why it matters

Honest scope: KYE™ governs the AI’s authority and evidence, not the conveyance.

KYE™ does not run your searches, verify identity, calculate affordability, or judge the legal correctness of the transaction — those stay your professional function. What KYE™ does is govern the moment an AI agent acts: whether the step is admissible, under whose authority, and with what evidence on the record. That maps cleanly to the duties your regulators already set — FCA MCOB and Consumer Duty, the UK Money Laundering Regulations 2017, the Law Society Conveyancing Protocol, the CLC Code of Conduct, HM Land Registry digital-identity Safe Harbour, and the Homes England Capital Funding Guide for shared ownership. Each is a governed authority-and-evidence boundary, never a claim that KYE™ does the legal work for you.

Who it is for

Conveyancers, compliance owners, supervisors, and shared-ownership providers.

  • Conveyancer. You sign off the file. KYE™ makes the rule explicit and computes whether each AI-assisted step is admissible — so the AI helps without quietly acting beyond its authority.
  • Compliance owner. You answer to the FCA, the SRA or the CLC, and to HM Land Registry. KYE™ gives every AI-assisted step a recorded authority decision and a replayable evidence pack in one queue.
  • Supervisor. You take handovers and escalations. KYE™ delivers each as a signed envelope co-signed by the originating branch — no chasing emails for missing context.
  • Shared-ownership provider. You run eligibility against the Homes England guide. KYE™ binds the AI-assisted eligibility step to recorded authority and affordability evidence, with the determination staying yours.
